1.1 These Terms of Service (“Terms”) govern your application to become, and your participation as, a host on the Blue Light Escapes platform (“Platform”).
1.2 The Platform is operated by Blue Light Escapes Ltd (“BLE”, “we”, “us”, “our”), registered and operating from Fusion Hive, North Shore Road, Stockton-on-Tees, TS18 2NB.
1.3 These Terms apply to hosts on our fixed annual fee listing model. If you are on a commission-based model, separate terms will apply.
1.4 By applying to become a host, creating a host account, submitting listing details, paying a listing fee, or continuing to list on the Platform, you agree to be bound by these Terms.
- “Host” / “you” means the person or business responsible for the accommodation or experience listing(s) shown on the Platform.
- “Listing” means an accommodation or experience listing (and related content) displayed on the Platform.
- “Members” means verified Blue Light Escapes members who access discounts and offers.
- “Member Discount” means the exclusive discount you provide to Members in accordance with these Terms.
- “Third-Party Verification Provider” means our ID verification partner (e.g., Veriff or similar).
3.1 You must have the legal right and authority to market and accept bookings for the accommodation or experience you list, whether as owner, operator, agent, or authorised representative.
3.2 You must ensure your Listing(s) and operation comply with all applicable laws, regulations, licences, safety requirements, insurance obligations, and tax requirements relevant to the accommodation or experience and its location.
3.3 We may request information to confirm you meet these requirements at any time.
4.1 To apply, you must provide accurate and complete information about you and your Listing(s), including contact details, booking links, compliance confirmations, and other information we reasonably request.
4.2 As part of our onboarding and due diligence, you agree to complete an identity check through a Third-Party Verification Provider. You must follow the provider’s instructions and provide valid documentation when requested.
4.3 We reserve the right, at our sole discretion, to accept or decline any host application, or any Listing, for any reason (including brand/values alignment, quality, safety, compliance concerns, or incomplete information).
5.1 You agree to cooperate with BLE’s due diligence process, which may include checks relating to:
- Your identity and authority to act
- Public information checks
- Listing quality and accuracy checks
- Compliance confirmations (e.g., insurance, safety measures, applicable licences)
5.2 You acknowledge and agree that due diligence is not a guarantee or certification by BLE. You remain solely responsible for legal and regulatory compliance.
5.3 You must promptly provide any information we reasonably request in connection with onboarding or ongoing checks.
6.1 You must offer Members an exclusive discount that is not generally available to the public.
6.2 The Member Discount may be:
- A percentage discount (e.g., 10%), or
- A fixed amount discount (e.g., £50 off)
6.3 The Member Discount must be meaningful and accompanied by reasonable terms of use. You must not apply unduly restrictive conditions that undermine the value of the discount (for example, blanket exclusions across most dates, unreasonable minimum stays, or excessive constraints).
6.4 You must clearly provide BLE with the discount code and/or process for Members to redeem the discount, and you must honour it when validly used by eligible Members.
6.5 Members may book directly with you via your website or by enquiry. You may require reasonable verification that the person booking is a Member (e.g., membership number) provided this does not create unnecessary barriers.
6.6 You must notify BLE in advance if you intend to change, pause, or withdraw your Member Discount. We may remove or suspend your Listing if the Member Discount is not honoured.
7.1 BLE charges a fixed annual listing fee. We do not charge booking commission under this model.
7.2 Your first annual listing fee is payable upfront. We require payment before we build and publish your Listing(s).
7.3 Your 12-month listing term starts on the date your Listing(s) go live on the Platform (the “Live Date”), not on the date payment is received.
7.4 Your Listing(s) are not automatically renewed. We do not store your payment details. Prior to the end of your 12-month term, you will be invited to renew your Listing(s) for a further 12 months. Renewal will only occur once payment has been received.
7.5 You may list your accommodation or experience on other platforms and channels. BLE does not require exclusivity.
8.1 You may request a refund of the annual listing fee within 14 days of payment.
8.2 After the 14-day period, listing fees are non-refundable.
8.4 Refunds will be processed to the original payment method within a reasonable time.
9.1 You are responsible for ensuring all Listing content is accurate, complete, and not misleading, including:
- Photos and photo order (where applicable)
- Descriptions and amenities
- Location details and map pin accuracy
- Pricing information and any seasonal variations
- Availability information
- Discount information and redemption instructions
- Booking terms link and cancellation policies
9.2 If you provide an iCal link or any availability feed, you are responsible for ensuring it remains accurate and functioning. You must notify BLE promptly if it changes or stops working.
9.3 Where you provide “from/to” or range pricing, you acknowledge prices may vary by season and availability. You must not intentionally present pricing in a way that misleads Members.
9.4 You must promptly update BLE (or update via your host account when available) if any material Listing information changes.
10.1 Members book directly with you. Any booking made by a Member forms a contract between you and the Member.
10.2 BLE is not a party to booking contracts, does not take booking payments, and is not responsible for your booking terms, cancellations, refunds, availability, or service delivery.
10.3 If a dispute arises, BLE may assist by facilitating communication where appropriate, but BLE is not liable for booking outcomes or refunds.
11.1 You must keep your login credentials secure and must not share access with unauthorised persons.
11.2 You are responsible for all activity conducted through your host account (when available).
11.3 You must promptly notify BLE of any suspected unauthorised access.
12.1 You must use the Platform lawfully, respectfully, and in good faith.
12.2 You must not:
- Provide false or misleading information
- Infringe third-party rights
- Upload malicious code, spam, or harmful content
- Use the Platform to harass Members or BLE staff
- Attempt to reverse engineer, scrape, or disrupt the Platform
13.1 You may request removal of your Listing(s) by contacting BLE.
13.2 We may suspend or terminate your host account and/or remove any Listing immediately where we reasonably believe:
- These Terms have been breached
- Member Discount misuse or refusal is occurring
- Your Listing is inaccurate or misleading
- There are safety, compliance, or legal concerns
- Your conduct damages trust in the Platform
- Fraud, abuse, or harmful activity is suspected
13.3 If your Listing is removed, Members will no longer be able to access your Listing. Termination does not affect any existing booking contract you have with Members.
13.4 Unless required by law, fees remain payable and are not refundable where termination is due to your breach or misconduct.
14.1 You grant BLE a non-exclusive, worldwide, royalty-free licence to use, display, reproduce, and distribute your Listing content on the Platform and in BLE marketing materials solely for the purpose of operating and promoting the Platform.
14.2 You confirm you have all rights, permissions, and licences necessary to provide the content you upload or submit, including images, floorplans, and descriptions.
14.3 BLE branding, software, and Platform content (excluding your Listing content) remain the property of BLE or our licensors.
15.1 BLE processes personal data in accordance with our Privacy Policy, available on the Platform.
15.2 You acknowledge that where you receive Member enquiries or bookings, you will process Members’ personal data as a separate controller (in most cases) and must comply with applicable data protection laws (including UK GDPR and the Data Protection Act 2018).
15.3 You must not use Member data for unsolicited marketing unless you have a lawful basis to do so.
16.1 The Platform uses cookies and similar technologies as described in our Cookie Policy. Cookie preferences are managed via our cookie banner/settings.
17.1 You agree we may contact you regarding onboarding, compliance checks, Listing updates, platform notices, renewals, and service communications.
17.2 You may opt out of non-essential marketing communications at any time.
18.1 The Platform is provided on an “as is” basis. We do not guarantee uninterrupted access or that the Platform will be error-free.
18.2 BLE does not guarantee booking volumes, enquiries, occupancy, or revenue.
18.3 BLE’s due diligence is limited and does not replace your own legal, safety, or compliance obligations.
19.1 Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, fraud, fraudulent misrepresentation, or any liability that cannot be excluded under law.
19.2 Subject to 19.1, BLE will not be liable for indirect or consequential losses, loss of profit, loss of revenue, loss of goodwill, or business interruption.
19.3 Subject to 19.1, BLE’s total liability arising out of or in connection with these Terms will not exceed the total listing fees paid by you to BLE in the 12 months prior to the event giving rise to the claim.
19.4 BLE is not liable for disputes, cancellations, chargebacks, or refunds arising from contracts between you and Members.
20.1 We may update these Terms from time to time.
20.2 Where changes are material, we will notify you by email or via the Platform. Continued use of the Platform after the effective date constitutes acceptance of the updated Terms.
21.1 These Host Terms are governed by the laws of England and Wales.
21.2 The courts of England and Wales shall have exclusive jurisdiction.
